Este estudio trata sobre el trabajo que realizan las empresas constructoras en construcciones sustentables dirigido específicamente al proceso de certificación LEED®, la más reconocida y operada actualmente en nuestro país. Se limita a analizar la tercera versión (v2009) de dicha certificación y para tipos New Construction y Core & Shell, de acuerdo a la importancia de estas características en el mercado sustentable actual y nacional.
Para mejorar la forma de trabajo actual es que el autor se propone reconocer los puntos de la certificación relacionadas a la etapa de construcción, comprender la interacción entre la empresa constructora y la empresa consultora LEED® y conocer la experiencia práctica que se ha tenido en proyectos ya certificados. Con la idea de obtener efectos positivos en base a un procedimiento de trabajo más claro y obtener mayor puntaje de certificación solamente por considerar mejores prácticas por parte de la empresa constructora.
La investigación se realiza siguiendo un método llamado CIFE “Horseshoe” con el objetivo de que el lector entienda de mejor manera todas las fases de la investigación estudiadas y desarrolladas por el autor.
Se profundiza en los criterios sustentables de los cuales la empresa constructora toma mayor responsabilidad y se hace una encuesta para ahondar en ellos, en el trabajo entre representantes de empresas constructora y consultora, y el aprendizaje de la empresa constructora frente a los proyectos de estas características. Se logra entrevistar a cuatro profesionales, de empresas constructoras, que estuvieron presentes en cuatro diferentes obras que hoy están certificadas.
Se logra aportar la visión y el desarrollo de la encuesta mencionada, los resultados de los cuatro casos prácticos, el análisis de estos y un capítulo de recomendaciones, que el autor elabora frente a lo estudiado para mejorar el

trabajo al que se presentan las empresas constructoras en un proyecto a certificar.
En un marco amplio, este estudio concluye que es indispensable la participación de una empresa consultora en el proceso de certificación, que el mercado nacional de productos, materiales y artefactos es amplio para satisfacer los requerimientos de la certificación, que las empresas constructoras chilenas buscan diferenciarse mediante certificaciones y sellos de calidad en su servicio, por lo que deben seguir esta búsqueda pero enfocada a la etapa constructiva como el programa de la CChC “Buenas Prácticas Ambientales” que considera medidas de mitigación durante las obras para acercar a las empresas a relacionarse con elementos como la certificación LEED® y tener una filosofía empresarial más sustentable. Además de la importancia de involucrarse en el proyecto en una etapa más temprana e intentar un trabajo colaborativo entre mandante, arquitectos, empresa consultora, ITO y profesionales de especialidades para tener mayor conocimiento de cómo abordar los requisitos de una certificación LEED®.
This study deals about the work done by construction companies in sustainable construction aimed specifically at LEED® certification process, the most recognized and currently operated in our country. It is restricted to analyzing the third version (v2009) of this certification and types New Construction and Core & Shell, according to the importance of these features in today and national sustainable market. To improve how current work is that the author intends to recognize certification points related to the construction phase, understanding the interaction between the construction company and the LEED® consulting firm and know the practical experience on certified projects. With the idea of positive effects on the basis of a clearer procedure work and get higher score certification only to consider best practices by the construction company. The research is conducted using a method called CIFE "Horseshoe" in order that the reader understand better all phases of research studied and developed by the author. It delves into the sustainability criteria of which the construction company takes greater responsibility and a survey is done to delve into them, at work among representatives of construction and consulting companies, and learning of the construction company about the projects of these characteristics. This is accomplished by interviewing to four professionals from construction companies which were present in four different projects that are now certified. It manages to bring the vision and development of the survey mentioned, the results of four study cases, analysis of these and a chapter of recommendations, which the author makes about what has been studied to improve the work at that construction companies are presented in a project to be certified. In a broader context, this study concludes that it is essential the participation of a consulting firm in the certification process, which in the market of products, materials and artifacts is broad to meet the requirements of the certification, the 7 Chilean construction companies seek to differentiate through certifications and seals of quality service, so it should follow this search but focused on the construction stage as the CChC program "Buenas Prácticas Ambientales" (Good Environmental Practices) considering mitigation measures during construction to bring businesses to relate to elements such as LEED® certification and have a more sustainable business philosophy. Besides the importance of getting involved in the project at an earlier stage and try a collaborative work between client, architects, consulting firm, ITO and specialty professionals to have greater knowledge of how to address the requirements of LEED® certification.
