Resumen
El proyecto en estudio está orientado a la prestación de Servicios de Escuelas de
Fútbol y Actividades Deportivas en la provincia de Valdivia.
Para alcanzar este objetivo se logró analizar el mercado potencial actual,
segmentándolo y estableciendo una demanda esperada, la cual se utilizó como
base para los posteriores Estudios Técnico y Financiero de esta tesis.
Asimismo, y para robustecer aún más este proyecto, se evaluaron dos
posibilidades para el complejo deportivo, una con cancha de pasto natural y otra
con pasto sintético; resultando ambas viables, pero uno más rentable que otro. Sin
embargo, el problema más importante que se encontrará la persona que lleve a
cabo alguno de estos proyectos, será la gran inversión en activos fijos.
Técnicamente, el proyecto es factible tanto para el caso de un complejo deportivo
para Escuelas de Fútbol y otras actividades deportivas con cancha de pasto
natural, como el mismo complejo, pero con cancha de pasto sintético. El volumen
del servicio para el primer caso es de 5,42 ventas promedio a la hora, a un valor,
también promedio, de 2,02 U.F. (tomando en cuenta todas las 4 unidades de
negocio que compone la empresa). Para el segundo caso, los guarismos serían
3,75 ventas a la hora a 2,17 U .F. cada una.
En términos financieros, para el complejo deportivo con cancha de pasto natural,
se obtuvo que para la evaluación económica financiada, con una tasa de
descuento conocida y constante del 16,98%, el Valor Actual Neto (VAN) asciende
a 531 ,35 U .F. y la Tasa Interna de Retorno (TIR) es de 18,30%. Lo que implicaría
que el proyecto, siendo financiado, debería ser rentable.
Por otro lado, para el mismo caso pero evaluando el complejo con cancha de
pasto sintético, los valores serían 1089,68 U.F. para el caso financiado y 18,60%
para la tasa interna de retorno.
En resumen, se puede concluir que con los parámetros analizados a lo largo de
este estudio, es factible realizar prestaciones de Escuelas de Fútbol y Actividades
Deportivas (con ambas canchas pasto) en la naciente Región de Los Ríos, ciudad
de Valdivia.
The project in study is orientated to the rendering of services of Schools of Football and Sports Activities in Valdivia's province. To reach this objective it was achieved to analyze the potential current market, it segmenting and establishing an awaited demand, which there was in use as base for a future Studies Technician and Financier of this thesis.
