El contenido de la presente memoria da a conocer un sistema de certificación de calidad para la vivienda DICTUC, donde éste tiene como principal característica certificar todas las partidas de un proyecto inmobiliario como producto terminado, es decir, permite mejorar los estándares de calidad de los inmuebles, a través de la revisión de los procesos de construcción e instalaciones durante todo el desarrollo de la obra.
Por otra parte, dicha certificación está dirigida a todas las empresas constructoras tanto de edificaciones como proyectos habitacionales que deseen realizar un proyecto de
excelencia y entregar a cada uno de los futuros propietarios una vivienda de buena calidad.
Además de dar a conocer el sello de calidad, se muestra un estudio realizado, donde se
comparan dos edificios de similares características, donde sólo uno de ellos fue sometido a certificación y obtuvo dicho sello. Posteriormente se evaluaron los costos de post ventas de ambos edificios y se compararon sus costos tanto en mano de obra como en materiales utilizados.
Finalmente, se realizaron encuestas entre los propietarios de ambos edificios con el objetivo de conocer el grado de satisfacción que presentaban estos frente a la decisión de haber adquirido dichos departamentos.
Luego como resultado de toda esta investigación se puede apreciar ventajas considerables para la empresa constructora ya que disminuye en gran medida los costos relacionados con la no calidad, como así también para los propietarios de éstas ya que adquieren una propiedad con niveles mínimos de defectos, justificando plenamente la utilización del sello de calidad DICTUC.
The following report presents a system of quality certification for the DICTUC housing. lts principal characteristic is to certify all the startings from a real estate project as a finished product. That is to say, it allows to improve the houses quality standards through the inspection of the construction and facilities processes during the construction carry out. On the other hand, this certification is for ali the constructing companies (construction and housing project) that wish to do an excellent project and give to future owners a house with a good quality. Besides, this document not only presents a quality stamp, but also it shows a research where two buildings with similar characteristics are comparad. However, only one of them was submitted to certification and obtained this stamp. After this, both buildings post selling costs were evaluated and the costs regarding to required material and the work force were compared. Finally, polls were carried out among the owners of both buildings in order to know how satisfied they were about buying these apartments. As a result of all this research, important advantages can be noticed to the constructing company. This is because it decreases not only to a large extent the costs involved to the non-quality, but also decreases the costs to the owners, who acquired a property with minimum faults. The use of the DICTUC quality stamp is completely justified.
