Resumen
Esta memoria desarrolla un estudio tƩcnico y financiero para realizar un
Proyecto Inmobiliario, de manera de establecer una metodologĆa para futuros
estudios de este mismo tipo. Este proyecto se lleva a cabo en la Constructora e
Inmobiliaria Santiago Gallo e Hijos Ltda. ubicada en la ciudad de La Serena,
IV RegiĆ³n de Chile; aquĆ se ejecutĆ³ el seguimiento de la construcciĆ³n de un
edificio de seis pisos y treinta y seis departamentos.
Este proyecto comienza con la idea de estudiar, desarrollar y vender un
conjunto habitacional, y concluye en el momento en que se le entregan los
departamentos y las escrituras a sus respectivos dueƱos.
AquĆ se presentan los diferentes pasos a seguir que requieren un estudio
de este tipo, detallando y explicando cada uno de ellos para su fƔcil
comprensiĆ³n. AdemĆ”s, se explican algunos de los inconvenientes que se
fueron presentado en el transcurso de la construcciĆ³n del edificio, y tambiĆ©n
algunos factores que deben tenerse en cuenta cada vez que una constructora
lleva a cabo un proyecto de esta envergadura.
This thesis develops the technical and financia! study of a building project in order to stablish a methology for future surveys of this type of project. The study takes place in La Serena, the 4 th region of Chile and it follows up the construction of a six-story building with 36 apartments. This project begins with the idea of studying, developing and selling and apartment building. It concludes when the apartments and their deeds are released to their respective owners. Here, I g1ve details and I also explain the different steps that are necessary to carry out a project of this type. I also explain sorne of the problems that occurred during the construction of this building, and sorne factors that need to be considered every time a project like this is carried out.
